  1. Bring Water, Salt, and Pepper to a boil in a medium saucepan.
  2. Slowly whisk in Grits and reduce heat to low.
  3. Cover and simmer for 20-25 minutes, stirring occasionally, until grits are thick and creamy.
  4. Remove from heat and stir in Butter until melted.
  5. Stir in Cheddar Cheese and Monterey Jack Cheese until melted and smooth.
  6. Serve immediately.
